Assetmanagement

Decide what to renew, when, and at what cost.

Your whole asset base as one model — condition, replacement value and a dated plan — so the programme rests on evidence, not on the loudest complaint.

THE ASSETMANAGEMENT SUITE

Manage an asset base across its whole lifecycle — from what you own to what it will cost.

The suite holds an asset base as one model: the areaal live from the source — the large-scale base map for surface and greenery, the cable-and-pipe register, the tree register — and then condition, replacement value and programming laid on top of it. Not a stack of registers that never quite agree: one base, from what you own to the year you renew it.

In use today across a mid-sized municipality: 35,929 detected trees (AHN + Sentinel + BGT), the full BGT pavement surface with 49 renewal areas in the 2025–2035 execution plan, and a sewer network with 38 pumping stations — every figure carrying its source and its standard.

FROM AREAAL TO PROGRAMMING
1 · Areaal

What you manage

Live from the base map, the cable-and-pipe register and the tree register — surface, greenery, sewers, cables and trees, per district, with map, filters and CSV / GeoJSON export.

2 · Condition

How it holds up

Scored to standard — NEN 2767 and the CROW Kwaliteitscatalogus — from inspection and dated imagery. This year 62 of 180 planned km of sewer inspected.

3 · Replacement value

What it is worth

Built from the asset base itself (length × unit price per diameter class), tied to the municipal sewerage and pavement plans, with a sustainable annual charge.

4 · Programming

When you renew

Replacement value per area spread across 2025–2035 by priority — urgent first, smoothed so the annual cost does not spike. The MJOP becomes a dated execution plan.

THE ASSET DOMAINS · ONE BASE

Each domain is a full asset class on the same measured base — not systems that never quite agree, but one areaal read from every side.

SewerageGravity and pressure mains, pumping stations and IBAs — condition (NEN 2767-4) and the renewal backlog.
PavementRoads, cycle and foot paths, squares — CROW-based renewal, comfort, heat stress and albedo.
GreeneryTrees, plantings and grass — vitality, condition, risk and heat stress.
WaterUrban water and watercourses — banks, culverts, dredging and water quality.
Structures & installationsBridges, quay walls and sluices held as BIM models (from 3D-scan), plus traffic signals and installations — NEN-scored, energy and faults.
LightingPublic lighting and lighting plans — light nuisance, energy and smart streetlamps.
SubsurfaceCables and pipes plus soil, groundwater and the measured underground — the ground beneath it all.
THE KOEPEL · ONE SUITE OVER THE DOMAINS

Above the domains sits one integral layer — where a renewal in one meets a renewal in another, and the whole areaal is steered from a single place.

Multi-year plan · MJOPOne plan across every domain — sequenced work-with-work so a street is opened once.
SynergyWhere renewals coincide across domains — the matches that save a second dig.
FinanceBudget and replacement value across the base — a sustainable annual charge, not a yearly surprise.
ClimateHeat, water and drought read across every asset at once, not domain by domain.
Board dashboardState, worth and plan of the whole physical base — one defensible view for the board.
PROOF · A STREET, INSPECTED TO A PLAN

Inspection → condition → measures → a dated plan, on one model.

The road-inspection line runs end to end: dated imagery scored against NEN 2767 and the CROW Kwaliteitscatalogus, measures per year, tied straight into the pavement execution plan. Not a slide about it — the actual analysed report, every finding to its source.

Open the full analysed inspection report, or see it worked through in Projects.

The plan is the order.

Assetmanagement decides what to renew, when and at what cost — then hands the programmed work to Operations, where it becomes assigned work in the field and its evidence flows back to the plan. It runs on the same Intelligence Engine as every ORB lens, each figure carrying its source, its standard and its margin. Talk to us about bespoke work.
